The property GrĂ¼enaustrasse 12 in Rheineck is currently developed with an apartment building. With its two full storeys and a converted attic, this remains below the possible utilisation of the plot. The plot is centrally located near the railway station on a main road. The built environment is heterogeneous with buildings of different use, typology and scale.

The existing structure is supplemented with a slender extension as a living space extension. Due to the arrangement outside the existing building line, the extension appears as an independent object. The existing building will be retained and renovated. With three storeys, the new extension increases the utilisation of the plot. The three flats of the existing building are extended by the extension and oriented towards the garden.

The old building is being renovated while retaining its contemporary features. The extension offers an exciting contrast to the existing building, both inside and out. The ground floor flat will be designed as a garden flat. The attic flat is to be designed as a maisonette by extending the screed. The plot will be zoned by the development into a garden protected from the street and a forecourt on the street side. Access is from the north-east via the front garden.

The extension expands the existing building and divides the site into different zones of varying quality. The existing building remains in the cityscape and is "built on" with a striking extension.

The floor plan of the 4.5-room flats will be retained in its typical old building layout. This means that contemporary elements such as the doors with oak thresholds and the panelling in the living room can be retained, and the old parquet flooring can be uncovered and refurbished. The flat is accessed via a central hallway. From there, one can reach the respective rooms. The bathroom and kitchen will be reorganised. The bathroom will be renovated and the kitchen will be opened to the existing living room. In addition, another separate toilet will be installed, which will be directly accessible from the central hallway. In the course of this, all house installations will be renewed and bundled. The existing living room will be extended by an annexe and will be divided into a dining area and a bright living area with a balcony facing the garden. The room adjoining the previous living room will have access to the new balcony and can be used flexibly.
